Act 318 Explained: Introduction To The Management Corporation (MC)
Previously, we had our first introduction to Act 318, the Strata Titles Act 1985. This week, we'll take our first look at the Management Corporation (MC) itself.
According to Act 318, the MC is a body corporate with perpetual succession and a common seal. The name given to the MC is the name of that particular subdivided building as registered in the strata register. Just like a Joint Management Body (JMB), an MC can sue and be sued as a whole.The MC may also apply for a certificate from the Registrar to certify that the MC is a body corporate constituted under Act 318.

Act 318 Explained: Transfer of Strata Titles
Last week, we covered a brief introduction to the Management Corporation (MC). This week, we'll start looking at the transition from Joint Management Body (JMB) to MC.
The event that marks the existence of the MC is the opening of the book of strata register. It also marks the start of the transfer of responsibilities from JMB to MC. The strata register details the information about each subdivided building, including the strata titles that are attached to individual properties. Strata titles are document titles which confer legal ownership of a property to the proprietor. In the case of a condominium, the building(s) in the development area are subdivided into individual parcels, each of which will hold a separate strata title.
